Planning advice and approvals
The planning application process is varied, from permitted development to detailed applications, and often involves other consultants.
We can prepare the plans & planning statements and arrange any required reports that will be needed to gain planning approval.

Building Regulations and Construction
We will prepare the detailed building regulations drawings and obtain the required approvals for the build.
The new regulations require a high level of thermal detailing, fire regulations and calculations regarding heat loss and structure.
We will ensure that our submission will be approved by Building Control.

Most external alterations need planning approval. We can advise on permitted development rules when we meet - and advise on the planning issues that are applicable should planning approval be required.
We submit a pre-application enquiry once we have a design ‘in principle’ to establish the planning officers comments, which will confirm whether the proposal requires approval, and any issues arising.

Once we have your brief we will send you a detailed summary of the work required - usually planning and building regulations approvals.
Our fees are based on the hours it will take to carry out the work, and is estimated based on similar completed projects. This will be shown in 4 stages - survey and proposals, pre-application submission, planning application, and building regulations application - which will be invoiced at each stage. We will also clarify the fees due to the council, and estimate of fees for engineers calculations / other consultants if required.
You can then review this before any decision to proceed.

We will survey and draw your existing plans within 2 weeks of instruction.
Following the design process, and your approval of the proposals, the planning application can take between 3 and 5 months, depending on the type and complexity of the application.
Once submitted we can follow the application on the councils planning portal. The planning officer will issue for consulation to neighbours and internal departments - for their comments. If there are objections the officer will consider these and potentially contact us to resolve.
With regard to the subsequent Building Regulations application - this is usually approved within 2 weeks of submission.

All extensions and new builds need to meet the current building regulations - with high thermal values.
These will be calculated in conjunction with registered thermal experts to ensure compliance. New homes are now required to be designed to be as close as possible to zero carbon - with solar power, heat pumps and electric charging points. We will go through these issues/options at the building regulations stage.
